Transparent House Clearance Prices with No Hidden Costs
One of the first questions we're asked is, "How much does a house clearance cost?"
It's a fair question, but the honest answer is that no two properties are the same. The cost of clearing a modern one-bedroom flat is very different from clearing a four-bedroom family home that's been occupied for fifty years.
At Penzance House Clearance, William believes in honest, transparent pricing. Rather than giving unrealistic estimates over the phone, every quotation is based on a free site visit. This allows him to assess the property, understand exactly what's involved and identify any items that could reduce your costs through auction.
You'll receive a fixed quotation with no hidden fees, no surprise extras and no obligation to proceed.
Typical House Clearance Prices
Every clearance is individually quoted, but the guide below gives an indication of typical prices.
| Property | Typical Guide Price |
|---|---|
| Single room | From £150 |
| Studio or bedsit | £250–£500 |
| One-bedroom property | £350–£700 |
| Two-bedroom property | £500–£950 |
| Three-bedroom property | £700–£1,500+ |
| Larger homes | Individually quoted |
These figures are intended as a guide only. Every property is different, and the final quotation depends on several factors.
What Affects the Cost of a House Clearance?
Unlike many services, house clearance isn't priced solely by the number of bedrooms. William considers the whole property before providing a quotation.
- Volume of Contents – The biggest factor is how much needs to be removed. A sparsely furnished three-bedroom house may cost less to clear than a two-bedroom property that's full of furniture, books, clothing and general household belongings.
- Property Size – Larger homes usually require more labour, larger vehicles and additional loading time.
- Garages, Lofts & Outbuildings – These areas often contain years of accumulated belongings and can add to the overall time required.
- Access to the Property – Easy vehicle access helps keep costs down. Properties may require additional labour where there are narrow streets, limited parking, long carry distances, multiple flights of stairs, or restricted vehicle access.
- Heavy or Specialist Items – Pianos, large safes, cast iron cookers, commercial machinery, and workshop equipment may require additional labour.
- Disposal Charges – Some materials cost more to dispose of than general household waste, including mattresses, upholstered furniture, refrigeration appliances, and certain electrical items.
Can Valuable Items Reduce the Cost?
Yes. This is one of the biggest advantages of choosing William. Before any clearance begins, he carefully assesses the contents for items that may have auction value. These may include antique furniture, gold jewellery, silver, watches, coins, medals, paintings, ceramics, glassware, vintage toys, collectables, quality furniture, cameras, musical instruments, engineering tools, maritime antiques, and local Cornish artwork.
If suitable for auction, the proceeds are deducted from your house clearance costs. Many customers are pleasantly surprised by how much this reduces their final bill.
